Badgerland is a member of the MetroMLS (Southeast Wisconsin and La Crosse), South Central Wisconsin MLS (Greater Madison), and the North East Wisconsin MLS.
Free Comparable Market Analysis (CMA)
As a free service, your Badgerland Agent will prepare a detailed Market Analysis for you. The CMA will generally include all MLS listings with an "Active" or "Pending" status, as well as detailed information on recently sold properties.
Professional Grade Yard Sign with Post
Unless disallowed by government ordinance or other rules, each listing includes one professional grade yard sign. Additional signs are available.
Custom Data sheets
Full color data sheets will be available on the Badgerland website or via a PDF file for you to print as needed.
Digital photo slideshow
Up to 25 photos can be input into the MLS. Your Badgerland agent can take photos when you schedule an appointment. You may also email photos to us or copy to them to a CD.
REALTOR.com Showcase listing
Maximize exposure on the world’s most visited real estate website. Agents and companies that don’t have the "Showcase" package are limited to just 1 photo. Research shows that buyers spend more time looking at properties that have more photos.
List HUB
Badgerland has contracted with List HUB to provide you with world-wide exposure from other leading real estate websites such as Google Base, Yahoo Real Estate, AOL Real Estate, Trulia, Zillow, OpenHouse.com, Front Door, WalmartRealty, Hot Pads, Home Finder, Cyber Homes, Oodle, Local.com, Propbot, Vast, Lycos, LakeHomesUSA.com, LandWatch, ResortScape, Enormo, Military.com, MyRealty.com, Overstock.com, Fizber.com, eRealInvestor
Real Estate Forms
You get free access to the latest Wisconsin Department of Regulation and Licensing and/or Wisconsin Realtors Association real estate forms for your transaction.
Cancel Any Time
Badgerland does not hold you to a long term contract. You can cancel in writing any time you want. In addition, you may extend the term of your contract at no charge for up to 1 year.
Money Back Guaranty
If the term of our contract expires or you terminate early, you may choose to relist with an Agent from an unrelated company who is part of a referral network established by Badgerland. The Brokers in this network have already agreed to pay Badgerland a referral fee upon the successful sale of your property. Upon receiving the referral fee, Badgerland agrees to reimburse you for the upfront, non-refundable fee.
Full Service MLS Listing
In the eyes of the MLS and Realtors Association, the difference is determined primarily by whether or not the Listing Broker sets up showings, presents and negotiates the Offer to Purchase, and coordinates the closing. Most Flat Fee companies choose to be "Limited Service" companies because they don t perform one or more of those duties. At Badgerland, both options are available.
Handle Calls/Emails/Buyer Inquiries
The Badgerland staff handles the daily phone calls, emails, and other inquiries from buyers who are interested in your listing. We will immediately provide as much information as we can to the buyer and gather contact details for you. Depending on the Badgerland package you choose, we will forward the appropriate information on to you.
Schedule Showings
Badgerland generally uses a professional 3rd party "Showing Set-up Service" to establish and confirm REALTOR showings. This service provides a secure way to verify the identity of the agent, keep lock box codes confidential, and maximize the hours of availability.
Feedback Surveys
For our “Full Service” clients, after each REALTOR showing, Badgerland emails the Agent a Feedback Survey. The Survey will ask several questions with regard to how well your property showed; whether or not the Buyer is interested in writing an offer; and how your property compared to others. At Badgerland, we email these reports directly to you – unedited.
Lock Box
A combination lock box is provided for security and convenience. If you choose to have a lock box at your property, our 3rd party showing set-up service will provide the code to REALTORS once the appointment has been confirmed. Lock Box codes are never given to buyers.
Real Time Market Snapshot
An exclusive service of Badgerland REALTORS - Once your property is listed, our staff will create a daily "Market Snapshot" personalized to your listing. Each day you will receive updates showing new listings, price changes, and sold properties in your area. This service will help you stay on top of the ever changing market conditions.
Contract Negotiation
At Badgerland, we have a unique system designed to maximize your bargaining power, efficiently prepare documents, and professionally deal with agents and attorneys. While there may be occasions when your listing agent is involved in the negotiations, Badgerland has an in-house staff which handles all the Offers.;
Closing Coordination
Once you have an "Accepted Offer" there are still many things to do. Our staff will monitor financing and inspection contingencies, coordinate the pay off of your loan(s), determine tax prorations, order title insurance, and coordinate closing times and locations. Depending on how comfortable you are with the Buyer and the overall nature of the deal, we will continue to set showings on your property and/or takes names and phone numbers of other interested parties.
